I keep to jobs one person can finish in a visit or two. Roofing, additions, bathroom tile and shower work, and full remodels are better served by a contractor with a crew, and I am happy to say so. If you are not sure where your item lands, text it over and I will give you a straight answer.

Standard hardware and normal access. Anything unusual gets quoted first.
A text with a photo of each item is the easiest way to start. Pictures show me what the job needs, so the quote is right the first time. If it is a job I will take on, you will know within an hour or so.
Standard tasks have set prices. You get a number per item before anything is scheduled.
Daytime, whatever day fits. Weekdays at the standard rate, weekends at a premium. 2-hour minimum.
Every task on its own line, materials separate. Pay by card, Venmo or check.
Scheduled daytime visits only, no evenings. Same-day or emergency service is an upcharge if I can make it work.

Send the repair addendum as-is. I quote it line by line and knock it out in one scheduled visit.
Loose handles, cracked caulk, nail holes, dated fixtures. The small stuff that costs a deal, done before photos.
Itemized by task and address, so the invoice drops straight into the file.
Text the list, get a quote back, pick a time. No phone tag.

Based in Ballwin, Missouri. I work Ballwin and its immediate neighbors, about a 15-minute drive from Ballwin. Jobs outside that radius are by request only, and I may say no.
Keeping the drive short is how a part-time schedule stays on time.
Easiest way to start is a text with a photo of each item and your city. A picture tells me what the job needs better than a description over the phone, and it means I can quote it right. If it is something I will take on, you will hear back within an hour or so with a quote and the next open slot.
